In certain circumstances planning permission is not required and could be constructed under permitted development rights, however we always advise you to check with your local planning before pursuing a project like this. The present legal criteria for such an annex is as follows –

  • The structure would be no nearer to any highway bordering the curtilage than the existing house
  • The structure would not be within 5 metres of the existing dwelling
  • The height of the building would not exceed 4 metres
  • Following the buildings construction, the total area of ground within the curtilage covered by buildings would not exceed 50% of the curtilage
  • The site is not Article 1 (5) land and is not the curtilage to a listed building

Garden lodge’s are fully insulated, and come with PVC-u double glazed windows and doors, with the option of different external cladding finishes, apex tiled roofs and fully furnished to suit your requirements. Prices start from approx £27,000 furnished. Transport, siting and base will be extra to the cost and would require a survey.
